What is floor care?

Floor care is the maintenance of floor finishes — stripping, sealing, polishing, buffing and deep cleaning — matched to the material, and normally delivered as periodic work.

Method follows material. Using the wrong product or machine on a floor can damage it permanently, and the cost of a damaged floor dwarfs the value of the cleaning contract.

It is the most visible periodic work and the most commonly deferred, which is why floors are usually the first thing to show that periodics have been quietly dropped.

Restoring a neglected floor costs far more than maintaining it, so deferral is a false economy that becomes obvious only once it is expensive.

In practice

A vinyl floor stripped and sealed once, three years ago.

Since then it has been mopped nightly with a product that slowly removes the seal. It now looks worn and the client assumes the nightly clean is poor.

Floor appearance is a periodic outcome maintained by a daily method, and a mismatch between the two degrades it invisibly over a year.

Replacing the floor costs many times the periodic programme nobody budgeted.

What goes wrong in practice

  • Products or machines used that are wrong for the floor material.
  • Periodic floor work deferred repeatedly to protect a margin.
  • Floor type not recorded, so the method depends on who turns up.
